Houston Hangar Lease
From a T-hangar for a Cirrus to a corporate hangar for a Global 7500 — representation across every operating airport in the Houston corridor. Lease, sub-lease, or build-to-suit on ground lease.
About Houston Hangar Leases
Hangar leasing in Houston is tighter than most operators realize. The economically-active corporate hangars at Hobby and Houston Executive turn over slowly; big-aircraft T-hangars at Hooks and Sugar Land have wait lists; and build-to-suit on ground lease at Ellington or Houston Executive requires airport-authority savvy that generic CRE brokers don't have. This practice sits at the intersection of CRE fluency and aviation-authority fluency.
What I do on hangar leases
- Represent tenants searching for hangar space across all 9 Houston-corridor fields — including off-market inventory not listed anywhere public
- Represent hangar owners on dispositions and sub-leases, including coordinating with the airport authority on sublease approval
- Structure build-to-suit hangar deals on ground lease (20-50 year terms) with airport authorities + developers
- Advise on hangar sizing — door height, door width, column spacing, apron access, utility capacity, environmental compliance
- Negotiate hangar + office + ramp packages for flight departments that need combined admin + aircraft space
- Coordinate with FBOs when hangar access requires FBO services (fuel, line, pilot amenities)
What to watch for
- Door dimensions matter more than square footage — a 50,000 SF hangar with a 45-foot door won't fit a Falcon 7X
- Column spacing determines what you can hangar together — tight columns prevent nose-in / tail-in configurations
- Apron access rights and taxiway clearances are easy to assume and expensive to miss
- Ground-lease hangars reversion-to-airport at end of term — the economics only pencil for operators with 15+ year horizons
- Fire-suppression (foam vs. water) and environmental (SPCC, stormwater) requirements vary field by field
- Insurance + liability allocation between hangar owner, operator, FBO, and based tenants varies — read the fine print on indemnity

What does hangar lease pricing look like in Houston?+
Highly variable by field, aircraft size, and tenure. T-hangars for owner-flown singles run several hundred to low thousands monthly at Hooks or Clover Field. Mid-size corporate hangars (10,000-30,000 SF) at Houston Executive or Sugar Land Regional run into tens of thousands monthly on 5-10 year leases. Build-to-suit on ground lease at Ellington for a G650-class hangar is a multi-million-dollar capex decision amortized over 20-40 year ground tenure. Pricing is point-in-time and changes constantly — call for a current snapshot by field.
Can I sub-lease my hangar if my fleet changes?+
Depends on the field, the airport authority, and your original lease. Some fields allow sub-leases freely; others require authority consent and may charge an admin fee or claw back part of the sub-lease premium. The best time to negotiate sub-lease rights is at original signing — ask explicitly for sub-lease approval language and reversion-pricing language before you commit.
How long is the typical corporate hangar lease?+
For existing hangar space: 3-10 years is typical, with 5 and 7 being the most common. For build-to-suit on ground lease: 20-40 years is the standard tenure range, which is required to make the operator's capex math work. Shorter ground leases exist but almost never for new construction.
What size hangar do I need?+
Rule of thumb: wingspan + 15 feet in both directions, nose-to-tail length + 10 feet, and plan for ingress/egress maneuvering if you'll move the aircraft often. Door height needs to exceed tail height by a few feet. For multi-aircraft hangars, column spacing drives configurability more than square footage. I can walk you through aircraft-specific requirements on a call — bring your tail numbers.
