Houston Aviation Commercial Real Estate
Hangar space, ground leases, FBO facilities, Part 145 repair stations, flight schools, and airport-adjacent CRE across the Houston aviation corridor — Ellington, Hobby, Houston Executive, Hooks, Sugar Land Regional, Scholes Galveston, Pearland, La Porte, and Baytown.
Most mainstream CRE brokers don't understand aviation. I came out of it. I held an FAA Aircraft Dealer Certificate, owned and operated an FAA Part 145 Repair Station rated for Class 3 turbine engines, brokered business jets and commercial airliners, and hold a patent in aircraft wreckage recovery with environmental protection and storage. The specialty on this side of my practice is the industry I ran.

What I Transact
Six aviation asset classes under one practice. Each has its own dynamics — airport-authority approvals, FAA considerations, specialty zoning, utility and ramp requirements. One advisor who understands all of them.
Hangar Space
T-hangars, box hangars, corporate hangars — lease or purchase. Owner-flown singles through G650-class corporate jets.
Learn moreGround Leases
On-airport ground leases through the airport authority. Build-to-suit hangar + facility development on 20–50 year tenure.
Learn moreFBO Facilities
FBO acquisitions, dispositions, and site selection — fuel operations, ramp, hangar, pilot services on controlled fields.
Learn morePart 145 Repair Stations
FAA Part 145 maintenance facilities — airframe, powerplant, avionics, interior shops. Ingress, utilities, and zoning matter here.
Learn moreFlight Schools
Site search for Part 61 / 141 schools — classroom + hangar + apron access, often requiring parcel-level airport collaboration.
Learn moreAirport-Adjacent CRE
Industrial, office, and specialty space supporting aviation operators — parts distribution, charter dispatch, flight-dept HQ.
Learn moreAirports We Cover
Nine airports across the Houston metro and Gulf Coast. Each has its own runway specs, tower status, FBO lineup, and real-estate dynamics.

View airportA specialty that most brokers can't touch
Aviation CRE is where real-estate fluency meets airport-authority fluency meets FAA / FAR Part knowledge. The deals look nothing like generic industrial — ground leases, long-term tenure, build-to-suit on authority land, specialty zoning, apron access rights, fuel-flowage economics, and operator-mix considerations.
Clear Lake is the right address for this specialty — Ellington Field anchors the Houston aerospace ecosystem (NASA JSC, Houston Spaceport, 147th ANG), and the broader corridor stretches from Scholes in Galveston through Hobby and Clover Field, around to Houston Executive on the west and Hooks on the north.

Aviation CRE FAQ
What is aviation commercial real estate?+
Aviation CRE is the real-estate side of running an aviation business — hangar space for aircraft, ground leases on airport property for build-to-suit facilities, FBO (fixed-base operator) acquisitions and site selection, Part 145 repair-station facilities, flight-school classrooms + hangar + apron, and airport-adjacent industrial / office space supporting aircraft operators. Most mainstream CRE brokers never touch it because the deal structures are different — airport authorities often own the land, lease the ground, and approve the tenant.
Who should talk to an aviation CRE broker in Houston?+
Corporate flight departments relocating or expanding, aircraft owners sizing a hangar, Part 145 maintenance shops siting a new facility, FBOs considering acquisition or build-out, flight schools in search of a classroom + hangar + apron package, charter operators looking for a Houston base, parts distributors needing airport-adjacent industrial, and aerospace tenants moving into the Houston Spaceport ecosystem.
How are ground leases on airport property different from standard CRE leases?+
Ground leases on airport property are typically between the tenant and the airport authority (City of Houston, Harris County, City of Sugar Land, etc.), with long terms (20–50 years is common) and reversion of improvements at the end. The tenant typically builds the hangar or facility and owns it only for the term. Rent escalators, maintenance obligations, and sublease rights vary considerably between fields — this is where a broker who has worked both sides pays for themselves.
What airports do you cover?+
The Houston aviation corridor: Ellington Field (EFD), Houston Hobby (HOU), Houston Executive (TME), David Wayne Hooks Memorial (DWH), Sugar Land Regional (SGR), Scholes International at Galveston (GLS), Pearland Regional / Clover Field (LVJ), La Porte Municipal (T41), and RWJ Airpark (54T). Also happy to work neighboring Texas fields if an operator asks — this list is the active-focus corridor, not an exclusion list.
Do you also handle non-aviation Houston CRE?+
Yes — I'm a KW Commercial Sales Associate in Houston and will work non-aviation industrial, office, retail, and investment deals. But aviation is where the specialty lives, and that's where I'll outperform a generalist. If your deal is aviation-adjacent, that's a strong signal to call me rather than someone with no FAA / airport-authority exposure.
What about New Jersey?+
I'm also a NJ Broker Associate with Coldwell Banker Commercial, serving general CRE across the state. The aviation specialty is Houston-only (for now) — in NJ I work industrial, office, retail, multifamily, land, and investment sales.
Looking at an airport-adjacent deal?
Hangar, ground lease, FBO, Part 145, flight school, or airport-adjacent industrial — happy to walk the market with you.
